{pt_PT=Estratégias comuns de reabilitação de edifícios habitacionais: 6 casos de estudo premiados pelo PNRU e pelo PNTP} {} EVALUATED

Detalhes: {pt=A presente dissertação pretende compreender e avaliar estratégias comuns aplicadas em intervenções de reabilitação de edifícios habitacionais, que têm um papel crescente na requalificação das cidades já consolidadas. Para o efeito, seleccionou-se como objecto de estudo um conjunto de edifícios de habitação colectiva, vencedores de dois prémios nacionais de reabilitação, o Prémio Nuno Teotónio Pereira e o Prémio Nacional de Reabilitação Urbana, localizados em Lisboa ou no Porto e premiados nos últimos quatro anos. A análise histórica, tipo-morfológica, construtiva e sociocultural dos edifícios em estudo, permitiu comparar o edifício anterior à intervenção com o resultado obtido, e aferir se existiu uma relação de continuidade entre o projecto e o edifício original, nomeadamente na preocupação com a preservação dos valores existentes. Foi possível identificar algumas tendências nas intervenções de reabilitação analisadas, entre as quais a subdivisão dos fogos, a manutenção da composição e revestimentos das fachadas, a colocação de trapeiras para aproveitamento do vão do telhado, a manutenção de paredes estruturais, a substituição das caixilharias, a substituição da estrutura da cobertura e a melhoria dos desempenhos acústicos e térmicos. Foi possível constatar que os projectos analisados se centraram em três aspectos principais: a imagem exterior, as alterações tipológicas e a adequação às novas exigências dos edifícios intervencionados. Concluiu-se ainda que uma intervenção de reabilitação deve estabelecer um equilíbrio entre a necessidade de adaptação do edifício às necessidades da vida contemporânea e a preservação dos seus valores. , en=This dissertation aims to understand and evaluate the current strategies in interventions of rehabilitation of residential buildings, which plays an increasingly role in the construction and requalification of already consolidated cities The study was based on the analysis of winning interventions of two Portuguese awards of rehabilitation, Prémio Nuno Teotónio Pereira (PNTP) and Prémio Nacional de Reabilitação Urbana (PNRU): collective housing buildings, located in Lisbon or in Porto and awarded in the last four years. The historical, morphological, constructive and sociocultural analysis of the buildings under study allowed to compare the building that existed before the intervention with the result obtained and assess whether there was a relation of continuity between the project and the original building, principally in the concern with the preservation of existing values. It was possible to identify some trends in the analyzed rehabilitation interventions, including the subdivision of fires, the maintenance of coatings and composition of the facades, the placement of roof windows to enable the use of the roof, the maintenance of structural walls, the replacement of window frames, the replacement of the roof structure and the improvement of acoustic and thermal performance. It was possible to verify that the projects analyzed focused on three main aspects: the exterior image, the typological modifications, and the adequacy of the buildings to the new requirements. It was also concluded that a rehabilitation intervention should establish a balance between the need to adapt the building to the needs of contemporary life and the preservation of its values.}
