O consumo de energia para as necessidades domésticas é, sem dúvida, uma fatia representativa dos níveis totais gastos. A consciencialização para a escassez dos recursos que são utilizados para a obtenção das melhores condições de higiene, salubridade, comodidade e conforto tem-se tornado inevitável e é nessa base que se tomam medidas de poupança. O presente estudo tem como principal objetivo analisar a influência da certificação energética no valor de mercado dos apartamentos na Grande Lisboa. Trata-se de um estudo quantitativo e retrospetivo que recolheu 315 observações entre janeiro e dezembro de 2016, numa empresa portuguesa de mediação mobiliária, tendo estas sido divididas em 7 subconjuntos de 45 observações cada, representativas de 7 freguesias da grande Lisboa a partir das quais foram realizadas estatísticas descritivas e inferenciais. Os principais resultados mostraram que os valores de venda são influenciados por algumas caraterísticas dos imóveis, nomeadamente tipologia, ano de construção, idade, zonas geográficas e certificação energética, observando-se que esta última se assume como variável influenciadora, mas não única, dos valores de transação dos imóveis. Investigações futuras devem ser realizadas a nível local e nacional, com o intuito de verificar empiricamente a relação entre o preço dos imóveis e sua classe energética, reforçando a necessidade de se melhorar a qualidade e o conforto dos edifícios, sensibilizar os indivíduos para a necessidade de agir de forma pro-ambiental e reduzir os custos financeiros associados às questões habitacionais. , en=The concern with the environment is increasingly at the thoughts of the citizens and the world economies. The energy consumption for the household needs is undoubtedly a representative slice of the total spending levels. The awareness of the scarcity of the resources that are used to obtain the best conditions of hygiene, health, convenience and comfort has become inevitable and it is on that basis that touching savings measures. The present study aims to analyze the influence of energy certification in the market value of the apartments in Lisbon. It is a quantitative and retrospective study that collected 315 observations between January and December 2016, in a Portuguese company in real estate mediation, that were divided into 7 subsets of 45 observations each, representative of 7 great Lisbon civil parishes, from which were performed descriptive and inferential statistics. The main results showed that sales values are influenced by some features of real estate, including typology, year built, age, geographical area and energy certification, observing that the last variable is assumed as an influencer, but not only, of the values of real estate transaction. Future investigations should be carried out at local and national level, in order to verify empirically the relationship between real estate price and your energy class, reinforcing the need to improve the quality and the comfort of the buildings, to sensitize individuals to the need for pro-environmental action and reduce the financial costs associated with housing issues.}
